The Total Inventory of Properties available for sale as of September was 2,741, down -5.1% from 2,889 last month and down -29.4% from 3,884 in September of last year. September 2012 Inventory was at the lowest level compared to September of 2011 and 2010.

The article in today's Tribune validates what I have been telling clients since February. To summarize, our area has low inventory of decent homes. There are multiple offers on good homes. May broke the losing streak since April 2008 of declining median prices, if only for $100 increase. "What it signals is the first stage of the bumpy ride at the bottom," director of the regional economics applications lab at UofI. " I think the trend is going to be mostly positive, but there may be months where it is not."

Caroline walks in on a strange event

Yesterday, while showing homes in Northbrook, my clients and I walked into something you don't see every day. I of course had a scheduled appointment. We rang the bell, and upon no response I used the key and went in. We toured the first floor and gradually made our way to the basement. I yelped in surprise as I went down the steps and found not 1, but 3 pet lizards roaming around the basement. It's owner was lounging on the coach watching TV in his underwear, unaware he had house guests. "Oh, I'm sorry. I didn't know anyone was home. I rang the bell."  Yes, said the guy. I was just letting my pets sun themselves under the heat lamp, pretending I'm on spring break. Wanna a drink?

It may seem like a simple thing, but if you are trying to sell your home please make it available for showings. Sellers may not realize that buyer's agents are showing 5-6 houses in one area with that client. It's hard enough to  schedule the clients time and my time on any given day/time. To be told the house is only available M-F until 2:30 pm or have the showing cancelled and told come back on the weekend to be told yet again "no, there is no lockbox so come 2-5 on Saturday."

It's happening more and more lately. 4 different sellers just this week I tried to set up and have extremely limited showing times. Do you want to sell your house?
